Bosque HOA. In the last two years, we have realized the growth of the Vecinos community and with it, the natural evolution and transition of our HOA and leadership. Our “go forward” mission is clear. Simplify the pursuit of that “pura vida” entitled to its members. An important element of our responsibility is to ensure everyone understands all that governs us as a community and as we make lifestyle decisions about property — lot or home — we have easy access to the necessary practices to streamline our efforts. And if we are already here, living the dream, we can now source the information necessary to make property, rental and real estate decisions, with ease.
As many of us know, the Bosque Verde HOA Board marks its second year at the helm in 2026. It has focused on incremental progress in those initial 12 months, seeking changes to gate access, building process, rental and property management practices and an overall simplified way of life.
In January 2026, the HOA under the leadership of its board, assumed the employer responsibilities of five long-standing employees of Bosque Verde. One could argue we have the most reliable, trusted staff in all of Nosara. At this year’s General Assembly, it was voted unanimously to extend the board for three additional years. Yes, the Board has made tremendous progress in the last year to ensure that owners are entitled to the freedom to rent at their leisure. Guidelines and necessary documentation can be found in the Vecinos section.

Regardless of whether you are a home or lot owner, or in need of a decal for family or property manager, everything starts with simply paperwork available in the Vecinos section of the website to secure your gate decal.

In the last 18 months, the Board has worked closely with the Developer to streamline the building process, assuming responsibility for review and approval of the majority of the process, outside of culvert setup and septic. More detailed information is available in the Vecinos section of the site.

Like most communities, homeowners and lot owners pay a different amount which is presented by the Bosque Verde Board and voted on by its HOA members at the annual General Assembly. Members are encouraged to pay annually but have the option of paying bi-annually.

Bosque Verde’s water is governed by the Bosque Verde Asada which ensures that all residents have water through a well system. Members of the Asada are responsible for contributing to the Asada each month based on their water usage.

Yes, in fact Bosque Verde introduced an upgraded trash and recycling facility in 2024 near its gate entrance for its HOA members as a community amenity.
